ROSEN MANAGEMENT ABSOLUTELY THE WORST AVOID THEM!
1. ON GOOGLE THEY HAVE A 2.1 STAR RATING AND ON YELP A 1.4 STAR RATING
- After combing through the property management in the Chicagoland area, Rosen has one of the lowest ratings- the lowest I have seen from other competitors was 3.5 stars and highest was 4.9 with some 4.4's. Just as other 1 star yelpers have indicated awful service, staff very unresponsive, either very slow or never respond to calls.
2. ROSEN MANAGEMENT DOES NOT PLAY WELL WITH OTHERS:
- Ever since Rosen's last manager left the company and their new manager taken over, it was all downhill . We had 2 presidents of our condo association resign, board members resign, it was just cayotic and too much drama, a huge headache. Nobody got along with each other and Rosen clearly showed favoritism with parties. I.e. our last president of our condo simply wanted to drop off our petition to stop the huge assesseement and all he wanted was a reciept to which the manager of Rosen was extremely uncooperative and argumentive. The manager also threatened to call the police. With their new manager nothing but problems after problems. I just wished their previous manager did not leave as we enjoyed almost 17 years of everyone getting along.
3. ROSEN MANAGEMENT HAS EHTHICAL ISSUES
- Condensed Version- basically my pickup truck was vandalized as I discovered a gas can full of water in the bed. Immediately I notified Rosen and explained I was upset to find somebody criminally trasspassed. I ended up getting fined for a trash violation that was the result of another owners criminal behavior and management knew the backstory that I was the victim of a crime, yet they failed to give the board the backstory. It was later discovered an owner who was owner of that gas can placed it inside my truck because he was too lazy to dispose of it himself and as the photo below shows artfully comcealed the container inside m bucket. If anyone should have been fined it should have been re-assigned to him. The fact the owner of that gas gave me a $100 security deposit, Rosen needed to understand that owner should have been charged not me. The fact I could have filed criminal charges all the more reason anyone considering Rosen will be inviting a company that does not care about the truth. It's like if person "A" punches person "B" and person "B" falls on person "C" you would think person "A" would be charged right? Obviously it just goes to show Rosen doesn't care. I had brought this same point up two times but completely ignored by Rosen and why they are getting 1 star reviews.
On another issue, happened 3 years ago, another owner called to complain someone stole her package in the mail room. Long story short, I had pointed out the package the woman grabbed off the shelf was of different dimensions then the still photo shown by the Amazon driver. While that should have cleared her of any wrong doing the gentleman that was tasked by Rosen to look into it stated he did not care. Wow!
4. POOR SLOW SERVICE
- Just as many yelpers and Google reviewers have mentioned the slow service, the staff are almost never available to speak to you live, the few times I have called was told by receptionist the party I was trying to reach was working from home. I have personally seen working from home individuals steal company time and what is troubling if their office staff are not on top of their game they should not be allowed to work from home. My friends management company are very responsive and quick.
IN CONCLUSION ANYONE LOOKING TO HIRE ROSEN MANAGEMENT DO YOUR HOMEWORK. GET ON APPS LIKE NEXTDOOR AND GET FEEDBACK. MY FRIEND WHO IS THE PRESIDENT OF THE TOWNHOME ASSOCIATION BELOW US ARE ALSO NOT HAPPY AND SWITCHING TO ANOTHER COMPANY. You will not find a worse property management company anywhere. They are unresponsive, letting constructions damages go unaddressed for over a year and counting. Switch to an online payment system that charges over $20 per transaction, then destroy payments made by checks to force you to use the expensive system. There are special assessments that are supposed to expire years ago we are still being charged for. This list continues to build everyday. These are not neglience, they are deceptions.

1. Ask for carpets to be cleaned from pissing dogs and stains never cleaned up and never have for a long long time and when call manager Temple who won't even respond to a complaint or a needed questions to be answered! Proof in my emails to her!
2. Worst part is no one responds on the board no names to be had and no responses to find out who to go to!
3. it appears to be a new lock was also installed for whatever reason that is about!
it is very inconvenient to bring trash down to trash door garage!!!!
only maintenance person has the cleaning to do and always has been kept spotless as time before!
why this is to be another problem shouldn't even be one to have such inconvenience is beyond comprehension!
who and why would keep a trash chute door locked for two weeks?
not even a notice to put above chute trash door! perhaps you're not aware of this problem!
of all the condos i've owned, i have never experienced problems of this nature i.e., dogs pissing on carpets and trash chute door locked and dispecting to ignore an email such as this one to expect a reply or concern or acknowledged!

I've had 2 heating contractors out who assure me that my heating and air conditioning equipment is in perfect working order.
So why did I spend Christmas week in a condo unit that is only 61° F? Because we had another whoopsie by the incompetents at Rosen Management.
I sent a letter on 12/19/2022 reminding Rosen that the vacant unit below me needed to have the heat turned on. The owner lives out of state. This is to prevent freezing water pipes in the building and to keep the flexicore construction floor from turning into an ice cube.
Not only was the heat left off in the vacant unit, there was no heat in the two adjacent hallways, both front and back. My equipment was turned on to over 90° F., but it isn't sized to heat two units AND two hallways.
I'm a senior in poor health, with both COPD and Lung Cancer. I was in the hospital earlier this month for pain management.
I was looking forward to a planned get together on Christmas Eve. The party had to be cancelled due to the frigid conditions in my condo.
The woman handling this building seems to go out of her way to accommodate the ridiculous requests of men who live in the property. This also includes the president of the condo board, someone who no longer lives at the property. He was openly abusive to me at board meetings. I told the Rosen agent that I did not want him coming around and that I was this/close to calling the police after our last exchange. This bimbo ignored me and kept sending him around.
Did I happen to mention that he is the one with the key to the vacant unit? What can possibly go wrong here?
Abusive, discriminatory and inept.

Dez. 2011Vorheriger BeitragI received a call at work telling me my unit had flooded. I'm on the second floor of a three story building. The complex has two separate buildings with 15 units each. I returned home to find my carpet ruined and bathroom floor flooded. Water was going into the first floor unit as well. I started cleaning up immediately to stem the flow of water to my neighbor downstairs. Rosen sent a "plumber" out at days end to check my equipment, which was in perfect working order. He indicated that he'd been working in the other building and was not responsible for the occurrence. A crew of City workers had shut off the building main to complete a water main street project. All relevant information was communicated to my insurance company the same day and it was initially believed that the City caused the problem.
My policy didn't cover the back-flow coming up through the toilet, so I had to pay out of pocket for everything. My insurance company indicated that the City was responsible for the damage, based on the information and documentation that I presented to them, including the orders for the water shut off and pictures of the work in progress on the street. My carpeting was matching in three rooms, so replacement necessitated removing heavy furniture to have new flooring installed. A daunting task for a single woman in her late 40's who was in graduate school. My property was listed for sale at the time and I had to pull it off the market due to the damage.
When I went to recover my losses from the City, who is also my employer, the "plumber" Rosen dispatched didn't remember visiting my unit and indicated that he had been working in my building the day my unit flooded. Rosen kept no records or logs about the incident, or calling me at work demanding that I get home immediately. I was time barred from filing to recover my losses against their so called "plumber." Rosen's property manager suddenly disappeared the same week that my case was going to be heard in court. Neither the City nor myself could reach her. Ironically the Corporation Counsel lived in a Rosen property as well. She non suited my case sparing me from additional expenses. I lost $300.00 filing in the circuit court, in addition to the money expended to replace my flooring and emergency service which cost $500.00.
The first Rosen managed project was to install emergency lighting in the hallways. The hack electricians they hired used exposed conduit in the finished hallways. I've been an electrician for 28 years and the job was not done to Code, nor were proper permits pulled from the Department of Electrical Inspection. Large holes were left in the drywall ceiling allowing bugs to enter, which became an issue later. Lighting that was missing covers were not replaced. Initially Rosen indicated that the job was unacceptable, but never did anything to correct it. The hacks they hired showed up on the job with folding chairs to use as ladders and shorts. The workmanship on the conduit itself was horrible. Four years later they've never even painted the conduit to make it blend in, replaced the missing covers on the lighting, and the holes are still in the ceilings.
Unethical, dishonest and incompetent are three words I'd use to describe this management company. If I were still on the condo board and had decision making power, I'd fire them. - Jason S.Mequon, Vereinigte Staaten25815. Dez. 2022
IF A PROPERTY IS MANAGED BY ROSEN, DO NOT BUY/RENT IT!
ESPECIALLY LOOK OUT FOR GINA MASON. 0/10 EMPLOYEE.
I have been living in a Rosen managed building for almost a year now, and they are quite possibly the worst management company in the entire world. Intruders broke into our building, and they did nothing. They wouldn't even reply to my emails to check the cameras in the lobby after someone stole $100+ of items from packages of mine. The handyman is incredibly rude, and gives dirty looks to everyone who passes him. He also refuses to complete tasks, and does not respond to calls or texts.
Rosen management forced me out of my apartment for two weeks without any sort of subsidy because they started a long project on the waterline, and said it would be done within a few days. It was not, and I was forced to live with a friend for the better part of a month while still paying full rent.
Rosen management told me when I moved in to ignore my broken intercom system because they'd be installing a new electronic one soon. It's been 8 months and still nothing.
Rosen management has threatened to fine me on numerous occasions for things such as; bringing my trash directly to the dumpster instead of using a trash chute, bringing my legally documented ESA dog into my apartment, and more.
I will NEVER again even consider living in a place managed by Rosen. They do not reply to calls or emails, even to those of my landlord, they lie to you, they will try to fine you for every little thing, and they literally do not care about your wellbeing. Go to literally any other company.

If i can give this group a zero i would! Please see the attached letter. Once i called and spoke with the owner, he had no dignity, respect or appreciation of having Edens point as their client.

Update to my previous review. Thanks to Rosen's negligence (they didn't file the property tax appeal for our building like they were supposed to do) our building is now paying higher taxes. So even after firing them, Rosen is the gift that keeps on giving. Stay far, far away from these clowns.

This management company will cost your association money you hadn't planned for. Be warned. If you have a choice between Rosen and self-managing your building, take some advice and manage it yourself. You'll find yourself doing so if you hire Rosen, anyway. Look at these reviews. Could this many people just be an anomaly?

Rosen is the worst possible company. Very poor service - you are lucky if you get a response to 4 to 5 calls and emails. The owner is rude and the whole bunch is unprofessional. Do not hire them.

Nice people running it; not the most on top of things and not the most organized. They are probably cheaper than other companies though. So, you get what you pay for

Do not ever use Rosen Management. They are horrible. Larry April has represented our condo building and he is the worst of the worst. He has allowed an illegal election of a board and then lied to say it never happened. The room was full of people that saw it happen and when confronted he refused to discuss it.
