Late night/early AM checkin for a little shuteye and quick breakfast in the AM. Perfect location in The Villages just outside Orlando.
Although the whole place could use some updating the things that matter most, comfy bed and breakfast with hot coffee delivered.
It has a decent pool, small gym and nice surroundings. Checkin was fine at 115 AM.

Absolutely sub standard hotel. Not renovated. Terrible furniture, no ambiance. Breakfast awful.

When we arrived and entered through the kitchen area we found the tile floor so sticky we could not walk on it. The contiguous carpet had stains looking like a soft drink spill.
When we pulled down the sheets we noticed lines on the sheets, pulled the sheet up and found there was a double size mattress pad on our king size mattress.
Then when we pulled the sheet back a ROACH was crawling in the sheets.

Disgustingly filthy. Can't believe it's a Marriott property. Shame shame. Had to wipe the entire room down. Couldn't sit in the chair. Had to put a towel over it. Duct tape over one of the stovetop burner knobs. Microwave full of crust and rust. Bathroom sink slow to drain. On and on. Disappointing!

THIS HOTEL IS DISGUSTING. With a dying mother in the Villages UF Hospital, I've stayed locally this past two weeks at the ComfortSuites Inn (nearby) & The Waterfront Inn , and now here because I needed a two bedroom suite. I AM FLABBERGASTED! It's dirty, it's old & tired, the furnishings are beyond knicked and scuffed. I can't recall the last time I posted such a negative review, this place needs a price reduction, a fumigation, a rebuild or a major makeover and maybe it would bump up to three stars. This property cannot compare AT ALL - to ANY the others nearby, two of which I enjoyed staying this past week.

Had a bit of complications through the whole hurricane in transition with my family, even though suffered a brief horrifying dilemma of a misunderstanding as myself and family were in lodging phase of our FEMA assistance Jason stepped in and offered the most genuine apology for the misunderstanding and and extend a huge welcoming for myself for my family, and continues to guarantee our comfort here at the towneplace Marriott. From myself and family, we really thank you for making our stay a lot more comfortable and welcoming. As a titanium reward member I travel all over the country staying at Marriott hotels and this hotel, my friend, should be debranded. The only good thing about this hotel is Cheri, at the front, she truly cares about you and your satisfaction unlike management. The hotel lacks cleanliness, operational equipment, and basic common sense hotel comforts like mattress pads and bed skirts. We picked this hotel as it is only a mile from my wife's work as a traveling healthcare worker it was convenient. We gave management several opportunities to make our stay right and they failed. Some of the issues we encountered include: unmounted dishwasher falling out onto my wife's foot, the refrigerator door not closing thereby ruining our food, broken toilet seats, shampoo mounted poorly in shower falling off the wall at 2 am waking me, cracked sinks, disposal not working, no mattress pads the sheets were the only thing protecting you from the old mattresses, black stains and holes on all the towels, doors not opening or locking properly due to excessive paint in the frames, and the last straw was a roach crawling on top of my bed that I had to chase around and kill at 10pm, the time I should be sleeping!! I had to move all of my things and change rooms after I drove 3 hours and just unpacked in order to try to sleep. In the alternate room, I found another roach crawling on my dishes in the morning. I can overlook a lot of things but cleanliness and roaches I cannot. The hallways are lined up with giant trash cans and open laundry bags. It looks very trashy. This hotel should be closed until the roach infestation and repairs are done. Their answer was to spray my whole room with bleach so that I cannot breathe. They sprayed my belongings on the counter and bleached out a couple items. They only gave me money for one item that was damaged. In addition, the gym area is so small and pool area are both worthless and in need of repair. This was the absolute nastiest hotel I have ever stayed in. I am now at the comfort inn which is so much cleaner sad to say. It is not fair to expect a loyal Marriott customer with stays over half the year to stay in a roach motel that only bears the name Marriott.
I gave the general manager ample time to refund me for the prepaid stay I booked and ended up leaving due to the myriad of unlivable conditions there. The General Manager, Christy Kitt, personally offered to refund our money if we wanted to leave prematurely. It has been well over a month and NO refund for over three weeks of prepaid stay. I cannot believe that she lied and did not honor her commitment. disgusting. was a nice hotel, but a huge cockroach was in my bed on my pillow!!! it crawled right by my head!!!!!!!!!!! i told the front desk and they proceeded to do nothing!!!!! i paid a pretty penny for this hotel to have a nice vacation with my fiancée... i am very disappointed. will not go back.

Older but ok hotel that is close/walking distance to Spanish Springs Square. Nice & helpful staff. Our room had a mini kitchenette with a pretty good size refrigerator and a comfy mattress. Shower had good water pressure but the shower head created a somewhat stinging water spray. The pool and hot tub/whirlpool were refreshing. The rooms & pool area could all use updates considering the price per night.

The Towneplace Suites in the Villages is not a great place to stay. I thought it was going to be a nice place to stay especially because it was located in the villages but I was wrong. Due to the season it was a costly hotel with no upgrades. The location was the only thing it had going for it. The Spanish Springs square was in just walking distance away. The rooms seriously needs a renovation and I told that to the front desk clerk and he agreed and told me that they have been waiting five years for one. These rooms are the same decor as the 80's including the furniture, bathroom and carpet. That is unacceptable with the price that you pay. I paid around $200 a night and there should be renovations at that price. They are charging too dollar and not using any of it for upgrades. It was actually disgusting and I did not sit on any of the furniture in the 4 days that I was there. I just wanted leave the room as quickly as I could without touching anything. It seems like everyone had a dog that was staying there. I thought Hotels put guests with dogs on the first floor but that was not the case. My room was on the top floor which was the fourth and I was woken up with dogs barking. My allergies were extremely bad and not sure if it was from past pets in the room or the layers of dust in the air unit. Before another guest stays in the room, I gave a maintenance list to the front desk at checkout. The list consisted of replacing a light bulb in the bathroom, putting a sink stopper in the bathroom sink that was an open hole, fixing the rocking unstable toilet and cleaning out the shower drain so the water did not build up during a shower. The only thing that I recommend is the daily included breakfast. There was a variety of breakfast items that were constantly replenished for the hotel guests. It is a shame that this hotel is associated with the Marriott name.
